Your full rent history from the lease documents, with each year's increase labeled. Your prior renewals were small (1.35%, 4.03%, 2.56%); the proposed +6.25% (dashed) is the largest of your tenancy. A prior tenant leased #1607 at $7,309 gross in 2020 (≈$5,482 net-effective after 3 months free).
Am I being charged more than comparable units’ increases?
Your renewal increases vs how comparable units in the building actually move. The methodological catch: your figures are renewals, while most comps are new-lease signings — so the fair read splits into a multi-year view and a single-year view.
Your year-over-year increases vs the rate comparable units actually move (~2–4%/yr)
Indexed rent (2022 = 100): your rent vs the building’s 1-BR market
Price per square foot — 1-bedrooms
Every currently-advertised 1-BR in the complex by $/sqft (Engrain SightMap / Yardi data, with square footage). Your unit’s exact sqft isn’t public, so #1607 at $8,500 is shown across the plausible 810–1,042 sf 1-BR range.

Sources & methodology
Unit-level data: StreetEasy per-unit property history (listed + rented events with dates & prices) for Three Waterline Square (StreetEasy building 645-west-59th-street-lincoln_square, which displays as 635 W 59th St), retrieved via a full floor×line unit sweep. 143 units carried recorded history; 102 had ≥1 rental event; 171 rental cycles; 583 listing events. Subject unit: #1607 rents from the two Extension-of-Lease documents (2025 & 2026) plus its 2020 StreetEasy lease-up listing. The 2024–25 term's rent was not disclosed in the documents. Renewals were direct (off-market) so they don't appear on StreetEasy. Coverage note: StreetEasy only records publicly brokered listings; direct sponsor renewals and never-listed units are absent, so this understates total leasing volume but captures the market-facing asking/achieved rents. Sale-only condo units (letter lines) mostly had no rental history.
